State Senator David Marsden and Delegate Wren Williams filed identical bills in January 2023, seeking to bring Fairfax County into the realm of legalized gambling. Senator Marsden believes that a casino in Northern Virginia, where the state’s largest population resides, could provide Virginia with a considerably larger tax benefit and stimulate Fairfax County’s economy.

Initially, Reston was considered a prime location for a casino resort. However, Marsden now sees Tysons—often referred to as Tysons Corner—as a potentially better fit. Tysons, along with its neighboring areas like McLean, Vienna, and Fairfax, serves as a major business hub in Northern Virginia. Numerous global corporations are headquartered in this region, making it a promising spot for a casino resort.

Marsden envisions Tysons as “Fairfax County’s downtown” and believes that locating the casino on the Silver Line, a major metro route, would further enhance the area’s growth and development. With the Silver Line’s higher density development in mind, including high-rise apartments and office buildings, the potential for a casino in Tysons seems even more plausible.

Comstock’s Interest in Redevelopment

Real estate development firm Comstock, a Reston-based company with a track record of commercial, residential, and mixed-use real estate projects, has expressed interest in redeveloping former auto dealerships on Chain Bridge Road. In January 2023, Senator Marsden withdrew his Fairfax casino bill due to pushback and challenges. He expressed the idea that it might be better suited for consideration in 2024, giving more time for discussions and adjustments to address the concerns raised.

Comstock’s $10,000 donation to Senator Marsden’s reelection campaign earlier this year demonstrates a continued commitment to advancing the casino proposal in Fairfax County.

As 2024 looms on the horizon, Fairfax County remains at the center of the debate surrounding legalized gambling. The possibility of a casino in this affluent county raises questions about the balance between economic growth and preserving the region’s current way of life.
